Whatever the project, you want to hire someone good, someone you can rely on, and definitely someone who won't just vanish halfway through. I've been doing this for years here in the Valley, and believe me, I've seen it all – the good, the bad, and the downright ugly. Here’s my take on how to make sure you’re getting the right crew for your project.

Questions to Ask Every Stucco Contractor

When a contractor shows up at your door, don't just stand there nodding along. You're the one paying them, so you absolutely need to ask questions. Think of it like an interview; you're the boss here. Here are some absolute must-asks:

  • “Are you licensed, bonded, and insured in Arizona?” This isn't optional, period. Don't even think about hiring someone who says no to any of these. And ask for proof, too – don't just take their word for it.
  • “How long have you been doing stucco specifically?” A general contractor might know a little about stucco, but you really want someone who lives and breathes it. Experience truly matters, especially with our intense Arizona sun and those monsoon rains.
  • “Can you provide references from recent jobs?” Get names and numbers, then call them up. Ask if the contractor finished on time, stayed on budget, and if they'd hire them again.
  • “What kind of warranty do you offer on your work?” A good contractor stands behind their work. If they don't offer a warranty, or it's super short, that's a big red flag.
  • “Who will actually be doing the work? Your employees or subcontractors?” Sometimes contractors sub out everything. That's not always a bad thing, but you need to know who’s responsible and who you'll be dealing with day-to-day.
  • “How do you protect my property during the job?” Stucco work can get messy. You want to know they'll cover your landscaping, windows, and anything else that shouldn't get stucco on it.

Decoding the Stucco Quote: What to Look For

You'll get a few quotes, which is smart. But don't just pick the cheapest one – that's a classic mistake. You need to compare apples to apples. Here’s what a good quote should include:

  • Detailed Scope of Work: It should clearly state exactly what they're doing. Is it just patching? A full re-stucco? Are they removing old stucco first? What kind of stucco system are they using (traditional three-coat, one-coat, EIFS)? Be specific, you know?
  • Materials Breakdown: What type of lath, scratch coat, brown coat, and finish coat are they using? Are they using a synthetic finish or a traditional cement-based one?   • Timeline: A start date and an estimated completion date. Things can happen, sure, but they should at least have a plan.
